Road salt tracked in on tires collects exactly where the door meets the floor, and that is where cables, brackets and the lowest panel rust first. We check those spots on every visit, clean and treat them, and replace hardware before it fails.

Meet the team on the ladder

Many of the homes we work in have doors older than the people living there. Extension springs without safety cables, wooden sections that have taken on water, openers made before safety sensors were standard. We know how these doors were built and how to bring them up to today's expectations without ripping out what still works.

Torsion Spring Replacement

Detached coil springs with end fittings and a cable rest on a bench in front of a closed garage door. — Torsion Spring Replacement, Markham
The call
The door starts to rise, gets about the height of your knee, then shudders and reverses. The opener sounds strained, and the top section flexes as the trolley pulls on it, because the motor is doing work the spring used to do.

Hinges hold the sections together and let them fold around the curve of the track. When they crack or wear oval, the door binds and the panels begin to separate. We replace them by position and gauge so the door folds cleanly again.

  1. Part 1The panels

    Garage Door Panel Replacement

The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

  2. Part 2The springs

    Torsion Spring Replacement

After pulling the red release cord, you tried lifting the door yourself and it would barely leave the floor. A door that used to glide up with one hand now takes real effort, which points to the counterbalance rather than the opener.

  3. Part 3The cables

    Garage Door Cable Replacement

The door went up as usual this morning, then stopped a third of the way with one corner higher than the other. It is wedged at an angle in the opening, the opener is humming, and nothing you press will move it.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

Since the cold snap the door has been stiff and noisy first thing, and after the last thaw the bottom corner began to judder. There is slush in the foot of the track and a bloom of rust on the lowest wheel.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The wall button works every time. The remote only works if you are practically under the door; from the end of the driveway it does nothing at all.

Garage Door Safety Inspection. During the power outage you pulled the red cord and tried to lift the door by hand.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 19 in 100 homes · newer homes
  • About 19% of homes in Markham were built in 1980 or earlier, according to the 2021 Census.Newer garages tend to have generous headroom and a finished ceiling, so options such as a jackshaft opener mounted beside the door, or a high-lift conversion for a car hoist, are practical. The technician checks the space and explains what would fit.
  • Single-detached houses make up about 56% of homes in Markham (2021 Census).Where housing types are mixed, some doors belong entirely to the homeowner and others are subject to a condo corporation's rules on colour and style. Before recommending a replacement door we ask who has a say, so the door chosen is one that can actually be installed.

Things people wonder

What should I do while waiting for the visit?

Leave the door in the position it is in and stop using the opener. Move the car and anything else you need out of the garage by another door if you can, and clear the floor near the door so the technician has room to work. If a cable jumped because the door closed on something, leave the object where it was; it helps explain what happened.

What information helps when I call?

Whether the door is sitting crooked, jammed partway or on the floor; whether you can see a cable hanging loose, frayed or wrapped around the shaft; whether there is a spring above the door or springs along the tracks; the door's rough height and whether it is a single or double; and what happened just before, such as the door coming down on something. A photo of the drum end and the bottom corner is useful.

Does the new cable have to match the old one exactly?

It has to match the door, which may not be the same thing if the old cable was wrong. Length is set by the door height, the drum profile and the lift type; diameter and construction by the door's weight. A cable that is a little long overlaps on the drum and wears; one that is short leaves the door out of level. The technician measures the door and the drum rather than trusting the old cable.

How do you know which spring my door needs?

The spring is chosen from measurements rather than appearance. The technician records the door's width, height and weight, the drum type and track lift, and reads the old spring's wire size, inside diameter, length and wind direction. Those inputs together determine the spring that will balance the door. The choice is confirmed on the spot by lifting the finished door by hand and feeling it hold at mid-height.
