Garage Doors in Cedar GroveKeep the weather
on the outside.

A cracked bottom seal lets snow, leaves and cold air into the garage and lets warmth out of the room above. For homes in Cedar Grove we fit new bottom seals and perimeter weatherstrip sized to the door, so the garage stays drier and the furnace works less hard through the winter.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 19 in 100 homes · newer homes
  • About 19% of homes in Markham were built in 1980 or earlier, according to the 2021 Census.Newer doors are built to tighter tolerances, so a small bend in a track or a loose bracket shows up sooner as a rub or a shudder. Regular tune-ups keep everything aligned and catch the wear on rollers and hinges before it affects the panels.
  • Single-detached houses make up about 56% of homes in Markham (2021 Census).Where houses and attached homes sit together, the shared garage door on a small condo building may be a commercial operator on a heavy door, while the house next door runs a light residential unit. We service both types and carry parts for each.

The call
The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

Hinges hold the sections together and let them fold around the curve of the track. When they crack or wear oval, the door binds and the panels begin to separate. We replace them by position and gauge so the door folds cleanly again.

  1. Part 1The panels

    Garage Door Panel Replacement

The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

  2. Part 2The springs

    Torsion Spring Replacement

After pulling the red release cord, you tried lifting the door yourself and it would barely leave the floor. A door that used to glide up with one hand now takes real effort, which points to the counterbalance rather than the opener.

  3. Part 3The cables

    Garage Door Cable Replacement

The door went up as usual this morning, then stopped a third of the way with one corner higher than the other. It is wedged at an angle in the opening, the opener is humming, and nothing you press will move it.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

Since the cold snap the door has been stiff and noisy first thing, and after the last thaw the bottom corner began to judder. There is slush in the foot of the track and a bloom of rust on the lowest wheel.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The wall button works every time. The remote only works if you are practically under the door; from the end of the driveway it does nothing at all.

Garage Door Safety Inspection. During the power outage you pulled the red cord and tried to lift the door by hand.

Things people wonder

How should I prepare for the appointment?

Move the car out if you can and clear a metre or so in front of the door and along both tracks so the technician can reach the hinges and brackets. Find the door and opener manuals and any earlier repair paperwork. Have every remote and the keypad code to hand. If something has changed lately, be ready to say when and what you noticed first. If the door looks wrong, leave it where it is.

Can I keep using the door while I wait for the section?

If the damage is cosmetic and the hinges, rollers and cables are sound, the door can usually stay in service. If a section is folded, a hinge has pulled out or a cable has slackened, the technician braces the door, disconnects the opener and asks you to leave it closed, because the opener pulling on a weakened section can turn a repairable door into a larger job. You will be told clearly which applies.

Is this something I can do myself?

Many homeowners do, and a technician's value lies in the parts that go wrong: identifying the exact profile so the seal seats, freeing a strip that has fused into its channel, spotting a retainer or door-level problem behind the gap, and resetting the opener's limit and force so the door lands gently and still reverses on an obstruction. If you would rather have it measured, fitted and tested in one go, that is what the visit is for.

What kinds of manual locks are found on garage doors?

Two are common on sectional doors. An inside slide bolt sits on the door's edge and shoots sideways into a slot in the vertical track; some are spring-loaded snap latches that lock on their own when the door closes. An outside keyed T-handle turns a centre mechanism that throws a bar into each track, though some models pull a cable to release a spring latch instead. Some doors add a keyed cylinder on the side to work the slide bolt from outside.
