Choosing a garage door for a house in Markham means thinking about insulation, windows, colour, how the panel pattern breaks up the face of the home, and how the door will sound at dawn. We walk through each of those questions with you and measure the opening before anything is ordered.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 19 in 100 homes · newer homes
  • About 19% of homes in Markham were built in 1980 or earlier, according to the 2021 Census.Newer garages tend to have generous headroom and a finished ceiling, so options such as a jackshaft opener mounted beside the door, or a high-lift conversion for a car hoist, are practical. The technician checks the space and explains what would fit.
  • Single-detached houses make up about 56% of homes in Markham (2021 Census).Where housing types are mixed, some doors belong entirely to the homeowner and others are subject to a condo corporation's rules on colour and style. Before recommending a replacement door we ask who has a say, so the door chosen is one that can actually be installed.

Garage Door Tune-Up

Technician in a cap and safety glasses fitting a paneled garage-door section against the track hinges, with a drill on the floor. — Markham
The call
On windy nights the door rattles in its frame, there is a line of daylight along one side, and the bottom seal has gone hard and flat. Leaves and fine snow drift in underneath and the garage never seems to hold its temperature.

Garage Door Bottom Seal Replacement

Gloved hands setting a black rubber seal along the base of a white garage door, holding a ribbed strip over paving stones. — Garage Door Bottom Seal Replacement, Markham
The call
One end of the bottom seal has slipped out of its channel and hangs down like a loose shoelace. Each time the door closes it folds under, each time it opens it flaps, and the gap beside it keeps growing.

Is the door hanging level?

ScaleNot to scale

Hinges hold the sections together and let them fold around the curve of the track. When they crack or wear oval, the door binds and the panels begin to separate. We replace them by position and gauge so the door folds cleanly again.

  1. Part 1The panels

    Garage Door Panel Replacement

The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

  2. Part 2The springs

    Torsion Spring Replacement

After pulling the red release cord, you tried lifting the door yourself and it would barely leave the floor. A door that used to glide up with one hand now takes real effort, which points to the counterbalance rather than the opener.

  3. Part 3The cables

    Garage Door Cable Replacement

The door went up as usual this morning, then stopped a third of the way with one corner higher than the other. It is wedged at an angle in the opening, the opener is humming, and nothing you press will move it.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

Since the cold snap the door has been stiff and noisy first thing, and after the last thaw the bottom corner began to judder. There is slush in the foot of the track and a bloom of rust on the lowest wheel.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The wall button works every time. The remote only works if you are practically under the door; from the end of the driveway it does nothing at all.

Garage Door Safety Inspection. During the power outage you pulled the red cord and tried to lift the door by hand.

Things people wonder

My door has a lock bar. Should it be used with an opener?

Not while the opener is connected. If the slide lock is engaged and someone presses the remote, the opener pulls against a locked door and can bend the top section or strip its gear. On a door driven by an opener the lock is usually disabled or removed during a tune-up, and the opener's own hold on the door provides the security. If you want a manual lock for holidays, the technician can show you how to use it safely with the opener unplugged.

Is this something I can do myself?

Many homeowners do, and a technician's value lies in the parts that go wrong: identifying the exact profile so the seal seats, freeing a strip that has fused into its channel, spotting a retainer or door-level problem behind the gap, and resetting the opener's limit and force so the door lands gently and still reverses on an obstruction. If you would rather have it measured, fitted and tested in one go, that is what the visit is for.

Will new rollers make my door quieter?

Usually, and often dramatically. Rollers are the only part of the door that touches the track, so most of a door's clatter starts there. Moving from worn steel or bare plastic wheels to nylon ball-bearing rollers changes the sound more than any other single part. The rest of the quiet comes from the same visit: hinges lubricated, loose bolts tightened, the track squared so nothing rubs. Springs can still squeak on their own, and the technician can treat those separately.

Are hinges on a wood door different?

The hinges themselves are the same numbered galvanized parts, but the fastening changes. Wood stiles take lag screws or carriage bolts with nuts and washers rather than self-drilling metal screws, and the timber's condition matters as much as the hinge. Softened or split wood around the holes is filled, reinforced or bridged with a backer plate before the hinge goes back on, so the new hardware bites into something solid.
