and a door that behaves.

Family garages in Locust Hill are busy places, with kids ducking under the door and a bike wheel always somewhere near the track. We set the auto-reverse so it trips on a light touch, aim the photo-eyes properly, and make sure the door closes fully every time so the house stays secure behind it.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 19 in 100 homes · newer homes
  • About 19% of homes in Markham were built in 1980 or earlier, according to the 2021 Census.Households in newer neighbourhoods often use the garage as the main entrance every day, which puts far more cycles on the door in a year than an older single door would see. A tune-up schedule matched to that use keeps the springs and opener working within their design.
  • Single-detached houses make up about 56% of homes in Markham (2021 Census).Mixed housing often means mixed access too: individual remotes and keypads on the houses, building fobs and shared gates on the condos. We program, clear and replace all of these, and keep property managers in the loop where a door serves more than one household.

Off-Track Garage Door Reset

Technician in a cap and safety glasses fitting a paneled garage-door section against the track hinges, with a drill on the floor. — Locust Hill
The call
One side of the door hangs a hand's width lower than the other. A steel cable is drooping in a loop beside the track instead of running tight to the drum, and the whole door looks tilted in the opening.

Garage Door Perimeter Weatherstrip

Gloved person holding a black strip along the side of a sectional garage-door opening — Garage Door Perimeter Weatherstrip, Locust Hill
The call
The bedroom over the garage is always the cold room, and standing in the garage you can feel why: a steady draft along the door edges that moves the cobwebs on the wall. The seal around the opening has flattened to nothing.

The corners and the meeting with the bottom seal

Garage Door Track Repair or Replacement

A person examines the vertical side track of a closed garage door. — Garage Door Track Repair or Replacement, Locust Hill
The call
Halfway up, the door lurches and one roller rides onto the lip of the channel. Near the curve the track looks wider than the rest, and the door hesitates in the same place on the way down.

Torsion Spring Replacement

Detached coil springs with end fittings and a cable rest on a bench in front of a closed garage door. — Torsion Spring Replacement, Locust Hill
The call
The door starts to rise, gets about the height of your knee, then shudders and reverses. The opener sounds strained, and the top section flexes as the trolley pulls on it, because the motor is doing work the spring used to do.
First step
Understanding how the door is used

Hinges hold the sections together and let them fold around the curve of the track. When they crack or wear oval, the door binds and the panels begin to separate. We replace them by position and gauge so the door folds cleanly again.

  1. Part 1The panels

    Garage Door Panel Replacement

The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

  2. Part 2The springs

    Torsion Spring Replacement

After pulling the red release cord, you tried lifting the door yourself and it would barely leave the floor. A door that used to glide up with one hand now takes real effort, which points to the counterbalance rather than the opener.

  3. Part 3The cables

    Garage Door Cable Replacement

The door went up as usual this morning, then stopped a third of the way with one corner higher than the other. It is wedged at an angle in the opening, the opener is humming, and nothing you press will move it.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

Since the cold snap the door has been stiff and noisy first thing, and after the last thaw the bottom corner began to judder. There is slush in the foot of the track and a bloom of rust on the lowest wheel.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The wall button works every time. The remote only works if you are practically under the door; from the end of the driveway it does nothing at all.

Garage Door Safety Inspection. During the power outage you pulled the red cord and tried to lift the door by hand.

Things people wonder

Are the springs involved in an off-track door?

Frequently, in one of two ways. Springs that are worn, broken or mismatched to the door's weight make the opener carry a load it was never meant to, dragging the sections out of line. And whenever cables must be re-seated or replaced, the spring tension has to be released and rewound to do it. The technician assesses the springs at the start and tells you whether they are part of the fix.

Do you adjust the door as part of the seal work?

Small corrections, yes. If a track bracket needs re-setting or the door needs to come plumb so the fin can meet it evenly, that is done so the new seal is fitted to a door that sits properly. Larger work, such as replacing rollers or a bowed section, is explained and offered as its own job so you can decide on it separately.

What is the track made of, and what sizes are there?

It is galvanized steel folded into a channel that the roller wheels ride in. Residential doors almost always use two-inch track, with three-inch reserved for heavier or wider doors. The curved piece comes in a radius, commonly 12 or 15 inches, that sets how much headroom the door uses. Replacement pieces are ordered to the same profile, gauge and radius as the rest of the set.

How do you know which spring my door needs?

The spring is chosen from measurements rather than appearance. The technician records the door's width, height and weight, the drum type and track lift, and reads the old spring's wire size, inside diameter, length and wind direction. Those inputs together determine the spring that will balance the door. The choice is confirmed on the spot by lifting the finished door by hand and feeling it hold at mid-height.
