a stocked van.

The common springs, cables, rollers, hinges, photo-eyes and opener parts ride along on every trip to Box Grove. That means most repairs are finished the day the technician arrives, and when a door needs something unusual, he measures it properly so the right part comes on the second visit.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 19 in 100 homes · newer homes
  • About 19% of homes in Markham were built in 1980 or earlier, according to the 2021 Census.Openers in newer homes usually already have photo-eyes and rolling-code remotes, so the common work is settings rather than upgrades: adjusting force and travel limits, replacing a worn gear or logic board, and adding a keypad, a second remote or a phone controller.
  • Single-detached houses make up about 56% of homes in Markham (2021 Census).A blend of housing means a blend of garages: spacious attached garages with full headroom on the detached lots, and tight tandem garages with little side room in the attached units. Openers, tracks and springs are all sized at the door rather than assumed from the street.

Garage Door Safety Inspection

Technician in a cap and safety glasses fitting a paneled garage-door section against the track hinges, with a drill on the floor. — Box Grove
The call
It has been a hard winter. The bottom seal froze to the slab twice, the opener groaned each morning, and one afternoon you noticed a cable on the left side hanging with a little slack in it.

Garage Door Tune-Up

A person holding a clipboard examines the interior hardware of a closed garage door. — Garage Door Tune-Up, Box Grove
The call
On windy nights the door rattles in its frame, there is a line of daylight along one side, and the bottom seal has gone hard and flat. Leaves and fine snow drift in underneath and the garage never seems to hold its temperature.

Off-Track Garage Door Reset

Person in a dark shirt standing before a closed cream sectional door, looking up at a coiled spring and red-tipped cord. — Off-Track Garage Door Reset, Box Grove
The call
One side of the door hangs a hand's width lower than the other. A steel cable is drooping in a loop beside the track instead of running tight to the drum, and the whole door looks tilted in the opening.

Garage Door Perimeter Weatherstrip

Gloved person holding a black strip along the side of a sectional garage-door opening — Garage Door Perimeter Weatherstrip, Box Grove
The call
The bedroom over the garage is always the cold room, and standing in the garage you can feel why: a steady draft along the door edges that moves the cobwebs on the wall. The seal around the opening has flattened to nothing.

The corners and the meeting with the bottom seal

Hinges hold the sections together and let them fold around the curve of the track. When they crack or wear oval, the door binds and the panels begin to separate. We replace them by position and gauge so the door folds cleanly again.

  1. Part 1The panels

    Garage Door Panel Replacement

The top section has developed a bend where the opener arm pulls on it. On the way up it flexes visibly, the door hesitates near the top of its travel, and daylight shows through the joint below it when the door is closed.

  2. Part 2The springs

    Torsion Spring Replacement

After pulling the red release cord, you tried lifting the door yourself and it would barely leave the floor. A door that used to glide up with one hand now takes real effort, which points to the counterbalance rather than the opener.

  3. Part 3The cables

    Garage Door Cable Replacement

The door went up as usual this morning, then stopped a third of the way with one corner higher than the other. It is wedged at an angle in the opening, the opener is humming, and nothing you press will move it.

  4. Part 4Tracks and rollers

    Garage Door Roller Replacement

Since the cold snap the door has been stiff and noisy first thing, and after the last thaw the bottom corner began to judder. There is slush in the foot of the track and a bloom of rust on the lowest wheel.

  5. Part 5The opener

Garage Door Opener Diagnosis and Repair

The wall button works every time. The remote only works if you are practically under the door; from the end of the driveway it does nothing at all.

Garage Door Safety Inspection. During the power outage you pulled the red cord and tried to lift the door by hand.

Things people wonder

How should I prepare for the appointment?

Move the car out if you can and clear a metre or so in front of the door and along both tracks so the technician can reach the hinges and brackets. Find the door and opener manuals and any earlier repair paperwork. Have every remote and the keypad code to hand. If something has changed lately, be ready to say when and what you noticed first. If the door looks wrong, leave it where it is.

My door has a lock bar. Should it be used with an opener?

Not while the opener is connected. If the slide lock is engaged and someone presses the remote, the opener pulls against a locked door and can bend the top section or strip its gear. On a door driven by an opener the lock is usually disabled or removed during a tune-up, and the opener's own hold on the door provides the security. If you want a manual lock for holidays, the technician can show you how to use it safely with the opener unplugged.

Are the springs involved in an off-track door?

Frequently, in one of two ways. Springs that are worn, broken or mismatched to the door's weight make the opener carry a load it was never meant to, dragging the sections out of line. And whenever cables must be re-seated or replaced, the spring tension has to be released and rewound to do it. The technician assesses the springs at the start and tells you whether they are part of the fix.

Do you adjust the door as part of the seal work?

Small corrections, yes. If a track bracket needs re-setting or the door needs to come plumb so the fin can meet it evenly, that is done so the new seal is fitted to a door that sits properly. Larger work, such as replacing rollers or a bowed section, is explained and offered as its own job so you can decide on it separately.
